Information Collection and Privacy

When you make an inquiry or reservation through our Site, we collect personal details such as your name, email address, and phone number to process your request. For confirmed bookings, we may also request your address, country of residence, and travel dates. This information is used solely for managing your reservation and will never be sold or shared with third parties, except where legally required. We use reasonable technical and administrative measures to safeguard your personal information but cannot guarantee complete security for data transmitted online.

Our Site uses cookies and similar technologies to improve functionality and personalize your experience. By continuing to use our Site, you consent to our use of cookies in accordance with applicable laws.

Payment Policy

To confirm a reservation, a deposit equal to fifty percent (50%) of the total booking cost is required at the time of booking. Alternatively, guests may choose to settle the full amount of the reservation directly at the time of booking. The remaining balance (if applicable) must be paid upon arrival, either by credit card or in cash, before check-in is completed. Reservations without the required deposit or full payment will not be confirmed.

Check-In and Check-Out

Check-in is available from 15:00 on the day of arrival, and check-out must be completed by 11:00 on the day of departure. Early check-in and late check-out may be accommodated upon request and are subject to availability. Minimum age at check-in: 18

Guests, Conduct, and Use of Property

Only the guests listed on the reservation confirmation may occupy the villa. The primary guest is responsible for the behavior of their entire party and for any damage caused to the property or its contents. Any additional, unauthorized guests or disruptive conduct may result in the immediate termination of the stay without refund and additional charges for damages.

Children

Children are welcome, but their presence must be declared at the time of booking, so that we may prepare any necessary accommodations such as cribs or high chairs.

Events and Gatherings

Hosting parties, large gatherings, or events on the premises is strictly prohibited unless prior written approval is obtained. Unauthorized events may result in eviction and forfeiture of all payments.

Pets

Pets are not permitted at the property under any circumstances.

Pool Use

Our swimming pools are cleaned and maintained daily during the early morning hours. For safety reasons, children must be supervised by an adult at all times when using the pools. Guests use the pools at their own risk, and we do not accept liability for accidents or injuries resulting from unsupervised or improper use.

Cleaning and Linen Service

Our villas are cleaned every three (3) nights. For example, for a seven-night stay, cleaning and the replacement of towels and bed linens will take place twice. Additional cleaning services and linen changes may be arranged upon request for an additional charge.

Smoking Policy

Smoking is strictly prohibited inside the villas. A minimum cleaning fee of €200 will be charged to any guest violating this policy, along with any additional costs for damage or deep cleaning.

Liability

We are not liable for any accidents, injuries, illnesses, or health-related issues occurring during your stay, nor for interruptions to utilities such as water, electricity, or internet when these are beyond our control.

Personal Belongings

While we strive to maintain a secure environment, we are not responsible for the loss, theft, or damage of any personal belongings brought to the property.

Taxes & Fees

All rates displayed on our website include a value-added tax (VAT) of thirteen percent (13%). An environmental fee of fifteen euros (€15) per villa, per night, also applies and is included in the total booking price. These taxes and fees are mandatory charges set by law and are non-negotiable.

Changes to These Terms

We reserve the right to update or modify these Terms at any time without prior notice. The date of the most recent revision will always appear at the top of this page. Continued use of our services after any updates indicates acceptance of the revised Terms.

Governing Law

These Terms shall be governed by and interpreted in accordance with the laws of Greece, and any disputes shall fall under the exclusive jurisdiction of the courts located in [Insert Location].
